The staircases were given a newly updated appearance, with every detail carefully designed to honor the building’s history.
The original architecture of the Cavonius building was highlighted in the stairwells and entrances—spaces where tenants move through and experience the essence of the building.
In addition to the staircases, a model office space was created to showcase a ready-to-rent office. The model office was designed as a versatile and flexible space, illustrating the building’s potential for space usage, material quality, and atmosphere.

Challenge
The property investor CapMan acquired the historic Cavonius building and saw an opportunity to further develop it to meet the needs of modern business. The infrastructure was in need of renovation in certain areas, making it a logical choice to also consider updating the interior architecture. Originally designed in 1819 by Engel, this three-story office and commercial building is one of the oldest structures in downtown Helsinki, having hosted a wide range of activities over the years, from residential apartments to a cinema. The uniqueness and quality of the property were to be emphasized with a new interior architecture concept. The concept had to take the existing architecture into account while updating material selections and technology to meet the needs and expectations of the businesses renting the space.
Benefit
The building’s story and architecture served as the foundation for the property’s renovation. The areas to be transformed were defined in collaboration with the client, including the inner courtyard, stairwells, and a model office space. New ideas were introduced for the functionality of the inner courtyard and ground floor. Additionally, the stairwells, elevator, and floor signage were given a renovated appearance that respects the building’s history. To assist with leasing, a model office was designed to showcase the building’s exemplary office standards, various types of workspaces, and atmosphere. In the renovated Cavonius building, the charm of history meets modern technology and functionality.
