The facelift of the property’s lobby areas was designed to enhance leasing appeal

The interior architectural choices showcase clean and structured yet warm and high-quality materials.

Kohina design studio was tasked with revitalizing the lobby spaces of the Sulka building in Ruoholahti. The project emphasized sustainability and cost-effectiveness, aiming to breathe new life into the existing lobby while enhancing the value of the property.

Kohina orchestrated a comprehensive transformation that spanned from a new spatial concept for the lobby to lighting designs and wayfinding solutions. Through judicious material and color choices, a significant impact was achieved with a modest investment, ensuring cost-effectiveness and quality. The end result is elegant and pays homage to the entire narrative of the property.

Challenge

The project’s aim was to translate conceptual designs into implementation, while respecting the essence of the properties’ era. The execution was to be tasteful yet cost-effective.

Sulka is situated in Ruoholahti, offering a wealth of services and numerous conveniences to enhance daily life. Excellent transportation connections are realized with conveniently located public transit stops within walking distance at this transportation hub. The property’s office spaces surround a magnificent, light-filled indoor courtyard. It has been awarded a BREEAM® – in Use Very Good level environmental certification and features lobby services, a parking garage, a high-quality staff restaurant, and rentable meeting facilities.

Ruoholahti is an area that promotes productivity and success. Its attractiveness is rooted in excellent transportation options, modern office spaces, and nearby amenities. Several of Helsinki’s headquarters are located in Ruoholahti, and the vibrant yet dynamic office atmosphere by the sea is truly unique.

Benefits

In the design process, appropriate color and material combinations were used to transform old surfaces into a new, refreshing whole. The old ‘business lobby’ gained a modern and inviting look, replacing its distant appearance with a warm ambiance.

A new lighting concept was devised, utilizing existing lighting routes to minimize the need for major changes. Additionally, various plants and subtle acoustics worked together to create a soft and inviting atmosphere in the lobby. The revamped lobby enhances leasing appeal through its attractiveness.

Sulka provides its visitors with excellent working conditions and stunning sea views. The indoor spaces emphasize room height, spaciousness, and brightness, creating a pleasant atmosphere that enhances employee well-being. The renewed lobby concept serves as a welcoming touchpoint for visitors to the property and a refreshing meeting point.
